What Platforms Are Investors Using to Find Off-Market Deals?

I asked 100k+ active RE investors which tools they actually use to source motivated seller leads and find properties before they hit the market.

Everyone in real estate loves talking about off-market deals.

But when you dig a little deeper, most investors are still pulling from the same handful of channels: direct mail, PPC, agent relationships, wholesalers, networking.

I wanted to know what actual investors are using when they’re actively hunting deals, so I asked the largest real estate investing subreddit:

“What platforms do you like for finding off-market deals?”

Specifically, I asked about tools like PropStream, DealMachine, BatchLeads, and REsimpli.

Here’s what came back.

PropStream: Still the Default Workhorse

PropStream came up multiple times as a solid list-building platform. No surprise here.

The consensus:

* Great filtering
* Tons of data points
* Good for pulling targeted lists

But nobody seemed excited about the user experience. One investor basically said, “Powerful, but feels like software from 2015.”

If you know exactly what data you need and you’re comfortable digging, PropStream still gets the job done.

BatchLeads: Better Skip Tracing, Mixed Reviews

BatchLeads got mentioned a few times, mostly for skip tracing.

One investor said Batch had better hit rates than the built-in skip tracing on competing platforms.

Another said the opposite: solid for list building, but skip tracing can be hit or miss.

No skip tracing provider is perfect. But Batch seems to stay in the conversation for a reason.

DealMachine: Best for Driving for Dollars

If you’re physically out in neighborhoods, DealMachine still seems to own this category.

The mobile app got repeated praise because it makes adding properties stupid simple while you’re on the move.

For boots-on-the-ground investors, that convenience matters.

Driving for dollars is still one of the cheapest ways to find motivated sellers. Tech just makes it faster.

REsimpli: Maybe Too Much for Smaller Operators

Interesting feedback here.

The impression was that REsimpli is less of a “find deals” platform and more of an operations platform.

Good if you’re running a bigger machine. Probably overkill if you’re doing a few deals a year.

Makes sense. A solo operator doesn’t need enterprise software.

Some Less Talked About Tools

A few other names came up:

PropertyOnion – Used for county auction deals, title searches, and skip tracing. If you buy courthouse or auction inventory, this one may be worth a look.

Regrid – Mentioned specifically for active property hunting. Makes sense if parcel-level mapping matters to your workflow.

DataTree – One investor said they pull raw data here, then stack other tools on top. Workflow was: DataTree → Verseum for skip tracing → ReadyMode for cold calling. That’s a more advanced setup, but serious operators often build custom stacks instead of relying on all-in-one platforms.

My Takeaway

There probably isn’t a perfect off-market platform. There’s just the stack that fits your strategy.

Driving neighborhoods? DealMachine.

Heavy list building? PropStream or Batch.

Auction hunting? PropertyOnion.

Raw data nerd? DataTree.

The Bigger Lesson?

Most experienced investors aren’t relying on one magic platform. They’re combining data, outreach, and follow-up. Because the real edge usually isn’t the software. It’s consistent execution.
